The 12.4-acre subdivision and land development plan in the 700 block of Middletown Road has been submitted and withdrawn on multiple occasions, said Charles Emerick, the township's director of community development.

The proposal calls for dividing the tract into two lots, he said. One would be 2.7 acres for the Sheetz store and the other 9.7-acre lot would be speculative retail and office space, including a bank branch.
The plan could come before the township supervisors as early as June, Emerick added.
Altoona-based Sheetz has 400-plus locations, including one other store in Derry Township.
The chain has been expanding its midstate presence with plans to add two facilities at 6054 Carlisle Pike and 5205 Simpson Ferry Road in Hampden Township.
The company did not immediately return a call seeking comment on a timeline for the Derry Township store — should the township approve the plan — and the firm's anticipated growth in the Harrisburg region.
